A Party Wall is a wall that stands on the boundary between two properties, or a wall shared by two buildings. Floors and structures separating flats can also fall within the Act.
Do I need a Party Wall Notice?
If your works affect a shared wall, structure or excavations close to a neighbour, notice is likely required. A short conversation is usually enough to establish this.
Who pays surveyor fees?
The building owner (the party doing the works) generally pays reasonable surveyor fees, including those of the adjoining owner's surveyor where appointed.
What happens if my neighbour disagrees?
A dissent isn't a refusal — it simply triggers the surveyor appointment process, which results in a Party Wall Award allowing the works to proceed lawfully.
